Buying a house on a deadline?

Say so when you call and give us the contract date. Inspection periods are short and these get scheduled around them.

Before you call

• Photograph what you are seeing, with something for scale.
• Note when you first saw it and whether it has changed since — particularly across a wet winter.
• Have any prior inspection or retrofit paperwork available.
• If a home inspector flagged it, have their report — an engineer will start there.

If something feels unsafe

Keep people off and out from under any structure you are worried about until it has been looked at, and treat a moving deck as urgent rather than as something to watch.
