Addition Structural Design in Northeast Portland
The engineering problem with adding to a Northeast Portland foursquare is that the new work will be far stiffer than the old. A modern addition built with engineered lumber, sheathed panels and current connection hardware is a rigid box; the house it attaches to is a century-old frame that has settled into its position and moves under load in ways the addition will not.
Bolting the two hard together makes them fight. The junction is where that shows up — cracking along the seam, doors near it that will not stay adjusted, and finishes that keep failing at the same line no matter how many times they are repaired.
The design answer is to decide deliberately how much the two structures share. Sometimes the right choice is a genuinely independent addition with a control joint at the interface. Sometimes it is a rigid tie with the older structure locally reinforced to match. What produces problems is not choosing, and letting the connection detail happen by default on site.
